It sucks!

Our house is not yet finished but it’s flooded already!

Apparently, our location is slighly lower than the other phases but we never expected the flooding to be this high! We are on phase 6 but our block sits on the middle so imagine those at the end of phase 6…and phase 7 is much worse… 😦

I was kind enough to post these photos on Camella’s Facebook Page. And my neighbors (I just met them on Facebook) have the same complaint. We were discussing the flood on the comments section but hello…the admin of the page seems to ignore us big time!

One of them went to the office to file a complaint and he waited…and waited…but the engineer was nowhere to be found. Just great!

Please note: If you go to their office and tell them that you will buy a unit, everyone will put their best sh*t forward and talk to you. But go there and tell them your complaint, they will ignore you like they didn’t hear anything. What’s that again? After-sales service? I don’t think they have that.

And then, I emailed the photos to the office and to my agent. And here’s the reply:

“The recent habagat cause our subdivision with water embankment. Thanks for the call. As per production, this water were back flow from our neighboring subdivision.

As this scenario happen, the Engineering Department will do establish the retaining wall and fence on our boundaries. Setting this retaining wall will minimize the back flow and eventually embankment will not occur.

As of the moment, the surface run-off of water is now decreasing its level.

Yeah..very helpful! We don’t need to know that the water level is decreasing…there shouldn’t be any water at all.

We will know the result of that retaining wall on the next flood. If there’s an improvement, thank you. But no improvement? Crap!

I honestly do not know what to do next. Maybe this post will just add up to the numerous existing complaints about Camella Homes.

This is not part of my Dream House Project anymore.

    hello marissa,
    so what happened then..because we are also interested to buy a house and lot which is according to my records is in phase 7..and you said phase 6 and 7 was flooded. so what would you suggest not to go with the transaction?

      Umm..I would say continue na lang at your own risk. Kasi kami, if given a chance we would transfer at a higher location kasi may mga vacant pa. Ask for vacant or pre-owned h/l sa phase 1-3. They said they have a solution already but I doubt it will be 100% flood-free.

        thanks for the reply. and one more thing..gaano katagal bago napatayo yong foundation ng house ninyo after payment kasi i’ve read some complaints na medyo matagal daw bago umpisahan even if you had already paid more than 85% of the house price. and in house agent ba yong kinuha ninyo..and the contractor din?
        sorry for sa super daming questions..bec we are still making up our minds because we live abroad.

        Un required daw nila is 15% to start construction. Pero un sa amin after pa ng downpayment, which is 20% saka nastart.

        W finished the down nun Feb then the construction of the house started April.

        Medyo mabilis naman kasi baka sa Octobr or early november e turnover na un bhy. Nasabay lang kasi s rainy season.

        Kailangan mo lang sila ifollow up palagi. Saka kaibiganin mo ung agent mo. If you dont have a contact yet. Si Grace Mallari, un agent ma nag-assist sa amin super bait.

        ok..may agent na kami..kasi yong fren ko nakatira din dyan..at cla ang nagpakilala ng agent sa amin…2 na clang nakatira dyan..who knows maybe we are neighbors at the end..kung magdecide kami kumuha nga dyan…still making up our minds.
        ano ba yong model ng house na kinuha ninyo? we wanted the emerald or sapphire yata yon.
        and btw…pinabago mo ba yong materials sa loob ng house mo?
        pero i want to follow your advise sa phase 1-3 kami kung sakali kukuha..may mga vacant slot pa ba doon? eh parang puno na ah! kasi this feb noong nagvisit kami eh wala na daw slot doon sa phase 1…ewan ko kung totoo..

        Carmela yun unit namin. Yung mga agent kasi yata ang commission nila is pag new house and lot lang kaya siguro hindi ka inoofferan ng ready for occupancy. May inoffer sa amin sa phase 1 e buo na sya kaya lang masasayang yun bayad namin sa phase 6 sa dami ng magiging deductions.

        Un agent pala ntyempuhan lang namin nun nagvisit kami sa model unit. Then un rest ng amortization namin, sa bank (RCbC) sila na din magaayos nun. Pero un nga madaming follow up at check kayo palagi sa sched nila lalo kung nakabayad na kayo ng downpayment.

    I am interested to buy a house and lot din dyan sa Bulacan. Kaya lang nalaman ko na binabaha din yung labas ng Camella Provence. Pero sabi sa akin ng agent flood-free daw yung Camella provence, yung pala binabaha din loob. Ganun din yung Northfields Executive Village and yung Grand (?) ay nakalimutan ko na yung village na yon sa Bulacan din. And to think di natin alam ang magiging future baka next time lampas 1st storey na baha. Nagtingin din ako sa Lancaster New City Cavite pero sobrang baha din daw doon. Kaya I decided to look for another location yung talagang flood-free. Kaso naiinis na ako kasi maraming nagsasabing flood-free sila pero di naman totoo. I have looked at a lot of places. Anyway, thank you very much for the info. You are helping a lot of people. Ang mga OFW dugo’t pawis ang trabaho namin kaya siyempre matupad naman dream namin na magkaroon ng maayos na bahay. Di ba?

      Thanks for dropping by my blog. Oo dati na bumabaha sa labas ng Camella. Sa phase 1-3 hindi bumabaha. Un phase 6 kasi likod na yata ng Northfields un.

      Sa North madison sa Tabang hindi bumabaha. Kaso di namin afford dun e. Nagsisisi kami sana tyinaga na namin un North madison sure pa kami na walang baha.

      Thank you sa info about Lancaster. Interesado kami dun buti na lang nabanggit mo sa amin.

    Hi! Kumuha din kami ng house and lot sa Provence, Phase 6, nakakatakot naman, binabaha pala talaga. Magstart na ng construction by October, parang nakakapanghinayang.

    Hello ma’am! I saw & read all of these. And that complainants ur talking was me. We’ve went out to Camella last 3rd wik of August. That was the hit of typhoon Maring. Without thinking any hassels,walking till legged flood in our place ‘Hagonoy’,& only almost 1 months from my deliveries.Me,my husband,husband sister, & my 1st daughter came up just to reach there. The key is w/ us,everything was turn over to us,Super excited at mkpag swim n ang daughter ko for d 1st tym,at the club house,our Engr. was there my husband’s calling him but there’s no such responce from him till he go. After swim ng anak ko & after paying HOA. We move to our house just walking only. But surprisingly,when entering Phase 6 malayo plang kita munang may tubig s dadaanan. We’ve walked,walked, & walked habang papataas ang tubig s nilalakaran nmin,ppunta s bahay nmin. Lumulutang ang mga dead worms,garbage etc.. sucks.. Grabe, ang amoy sobrang baho.,till we reached.Our house was totally devastating,we can’t even open the door, there’s too much worms, dead worms, small liked snakes, frogs,the paint was already fade-out,the stairs & all was damage. Para kaming binagsakan ng mundo s nakita namin.Ang pinag hirapan nmin nawala lang s wala. . Until now,we dont know how we feel. We complain after then, s Camella kahit out of time, we stay all the time., no one wants to talk to us. Sobrang galit kmi ng husband ko, pinag hintay nila kami. Hnd kami umalis khit closing hour na hnggat hnd nila hinaharap smin c Engr., they have too much allibies. kesho umalis c Engr. nasa main s Ortigas, just only a few minutes that we saw Engr. at the club house ssabihin nilang nsa ortigas sya. What a nice explanation! They all know it happens, but no one informed us even 1 of the staffs, or Engr. Until salita kmi ng salita s ofis walang nangyyri, pare- parehas kming hnd uuwi at aalis s ofis ng Camella.

      Ouch! Saang part kayo ng phase 6? Sa block 5 kasi kami tapos bandang gitna nun block kaya hindi ganun kataas yun tubig. Yung dulong part ng kalsada yun ang malalim daw. Pero grabe naman yun naexperience nyo. I honestly do not know kung anong hakbang ang gagawin natin. Sana a lawyer will come accross this post para may makapag-advice ng pwede nating gawin

      Hi ms rhon..what happend to your house? Ok ba ang engr ng camella? Cooperative ba or they just ignoring our complains? Just bought also a unit in camella, but im on phase 5, the neighbors told me na hindi binaha phase 5… I dnt knw if its true… Hope to hear you soon…the engr you are talking ba is engr jaime?

        Hi Rachel! I don’t know about phase 5. Yung engr na gumagawa sa amin sila nagkontrata nun and tingin ko ok naman yung gawa nila.

    End part kami ma’am s boundary ng Northfields subd. . Smin ang last part n haws dun . Phase 6 blk. 1 lot 42 Marvela. U will see that pink color alone at the end part. Suppostedly titiran n dpt nmin un, until that happens. D man lng cla nag inform smin. Halos all days nmin clang kinokontak. Tinakbuhan kmi ng Engr. Smin ang pinaka affected tlga & i had all the photos & videos w/ me all was really worst. Up to now there’s still no such reply. Actually were planning to call someone that can help us.

      Ang alam ko kasi pababa yun talaga. Block 5 kami e. Nagkaroon ng water sa loob pero minimal lang (pero dapat wala di ba kasi flood-free nga)

      Before magstart ng construction pinataasan ko pa yung tambak namin pero may minimum lang sila but it’s not enough, nagkatubig pa rin sa loob.

        Hi ms marissa, tnx for the reply. Sino po contractor gumawa sa inyo? So far, yung sa amin medyo, ok,ok na rin.. Kaso yung mga ginagamit nila materials like lyung sink, grabe parang yero lang, ang kinabit.. Kaya hayun napilitan ako bumili ng iba, para yun ang ikabit.. Pinabaklas ko ulet yung kitchen sink.. Pati tiles sa cr, ang pangit… I hope post ka naman ng picture….sa inyo ba pinapalitan mo ba yung sink sa kitchen? How abt yung tiles? Kmi yung tiles hindi na pwede palitan, kase nakalagay na…hayyy…sana naman nagvisit ang engr ng camella so they could check mga materials na ginagamit ng contractor..

        JRC un gumagawa sa amin. Kami kasi ipinakabit na namin un mga materials pero after a year babaguhin din namin un kitchen at toilet. 1 year kasi mostly un ang workmanship warranty ng contractors so di muna namin gagalawin un gawa nila. Pede naman palitan un tiles un nga lang at your own expense na yun

        Dapat chinecheck nyo lagi. Nanjan naman kayo sa Pinas. Nasa PNG kami pero I went home para tignan yung construction. Lot 14 kami, Carmela. Di bale magkikita-kita din tayo. Hopefully next year magawan nila ng solution yung flooding

        Yes rachel that was Engr. JAIME . Actually that was the 2nd time around we change. Also the contractors paano kasi nahuli sila ng SPA ko their sleeping while on duty. Nag responce sila s complaint nmin n yan. But then dito puro nalang sila allibies smin. Nkaka asar! Grabe pa ang sinabi ng In charge nila s tita ko.

Sk d dw pumayag ang Northfields Subd. n i-level up s phase ntin ang way kc nauna cla. If ma notice mo tlgang mababa stin compare Northfields.     That day we saw that,we complain directly at Camella may sumama smin 3 staff nila c Engr. girl & boy + driver ng shuttle I 4got their names. All them my witnesses, khit ang shuttle hnd makarating s end part smin. The shuttle reach only at the middle, hnd kinaya kc aabutin ang loob. Un lumusong sila s baha. Khit sila nandidiri at natakot kc palalim ang tubig habng baybay s haws nmin & madilim n nun kc almost 6pm n. D sila mkapaniwala ehh.

    I’m sorry to read every line of the story, mabuti na Lang magaling at napaka concern ng naging agent ok sa Camella Provence, to be honest, Hindi Lang siya agent kasi, homeowners pa siya yata doon, pina unawa niya sa amin ang ibang bagay sa pag kuha ng property sa Provence, maunawaan ko na ang may problema talaga doon ay dalawang bagay, una ang Cityhall, yun Lang ang ni required nila na level ng tambak sa phase 5 and phase 6, dahil sa katabi nilang subdivision ay sinakop na ang patubig, tapos gustuhin man nila na tambakan ulit, Hindi na pumayag pala ang Cityhall kasi mababa na talaga ang Northfield, kapag tinambakan pa nila ang area, yung drainage ay mababago ang flow, at Hindi pumayag ang Cityhall dahil nag reklamo ang Northfield at kinampihan ng Cityhall sila, ang tanging nagagawa ng Camella ay makiusap sa kabila na tulungan silang sulosyunan ang problema, pero itong palang si Northfield ay ayaw makisama, siyempre matagal na sila doon, pinaliwanag sa kin ng agent na yun na ang lahat pala ng subdivision kahit Hindi Camella ay talagang pababa na yung tambak sa hangganan ng mga patubig, tama nga naman siya, Ano pa nga silbi ng drainage Kung pantay pantay ang lahat ng tambak? Make sense, tama ang agent, ang naka katuwang bahagi noon sa sinabi ng agent na yun, ay Hindi pa nagkakaayos ang kabilang subdivision kaya sabi niya sa Amin, sir, tutal din naman okey po sa inyo ang Camella at Medyo alanganin pa ang phase 6, nilipat niya kmi sa magandang lugar, at nandito na kmi sa Baliwag, sa min kasi, naka tapat kami ng mgaling at matalinong ahente ng Camella, iba pa rin kasi kapag Camella, may laban Ka pa rin na maayos yan, kaysa sa bagong developer, mahirap na, ang balita sa Amin ng agent namin doon, ay nag aayos na ang Camella Provence ng malaking dike na sinisimulan na nila last week ang pag survey sa mga isasakripisyo nilang ilang lote para doon sa proposed na walling at dike at their own expense, mabuti may pera ang developer, swerte ni Northfield, Wala kasing pera kaya tinitiis nila ang baha, si Camella masasabi natin na Medyo nag preno muna, para Baka sakali, may maging maayos daw pag uusap nila, ngayon mabuti na Lang may balita kami sa agent ko na taga Provence din, Plano ko tlaga kumuha ng isang lote pa dyan, kaya nakakatuwa na malaman ko na may nag aayos na sila doon. Slamat sa agent ko na concern sa client niya, dahil alam niya na Hindi biro ang pera ng OFW n Tulad ko, kasi nasa ibang bansa rin ang knyang mga kapatid at magulang.

      That’s good to hear kung may sinisimulan na ngang retaining wall. Let’s just hope na ituloy nila yun at maging effective at efficient sa pag-prevent ng flood sa loob ng subdivision. Kung tutuusin, minimal pa yun sa amin kasi may mga commenters dito na mas grabe pa yung inabot ng property nila

      pero kung yung mga unit nga sobrang delayed i-turn over yun pa kayang dike na yan ang maging mabilisan ang gawa?

      sa katamaran ng mga engineer jan yun grupo ni JAIME ang gagawa. naku walang pag asa naka upo lang lagi sa upisina at laging nawawala pag may kailangan ka, nagwawala walaan, tinatakasan mga nagko complain abt sa contractor at issue sa units.

      unit ko tuwing bibisitahin namin 1-2 lang gumagawa 😦 kay di matapo-tapos!

    I assumed our development was just poor management; but then I realize everyone has the same problems. Camella advertise dreams, deliver nightmares. Our house is over 12 months late in construction, no water, no power. Nothing but excuses; it’s never their fault (every month the site engineer seems to resign). The roof already leaking, only a handful properties built or under construction, lot’s of open space that’s just rubbish everywhere. Other people said they check construction, rain coming around the windows, also the roof because the construction is so poor.

    Camella spend money on the sales office; the model of the development, the road to the show home, but nothing else. There is no excuse. People are afraid to complain in case they get even less service. Nothing will change until people stop buying from them. Just look at their Facebook page — watch carefully and they delete every post against them.

    Ms. Rachel actually na ipost npo ni Misang some of my photos here at ung Ninong ko po dyan sila sa Phase 5,nkatira n sila about a month ago nyan. Sk ung Friend ko sister nya s phase 5 din nkakuha.Mababa po sya. So far hnd nmn po yan inabot ng baha.Ngayon lang po ako nka open eh.
